Shanna Welsh-Levin
Senior Counsel
Attorney Shanna Welsh-Levin is the owner and Senior Attorney of So Cal Realty Law. She is a member of the State Bar of California, and the San Diego County Bar Association. Mrs. Welsh-Levin is a California licensed real estate broker and an active member of the San Diego Association of REALTORS®. She has served on committees at SDAR and attended legislative functions as a representative of the association. She is also a member of the California Association of REALTORS® and regularly attends the C.A.R. Legal Affairs Forum. Mrs. Welsh-Levin has twenty years of experience handling real estate legal matters including litigation, trials, mediation, and transactions. She represents real estate investors and professionals to prepare joint venture agreements, purchase and sale agreements, leases, and related contracts, and to enforce those contracts through the court, if necessary. During the recession and housing crisis from 2007 through 2014, Mrs. Welsh-Levin participated in hundreds of HOME Clinics that took place throughout San Diego County, Imperial County, and Riverside County. The clinics were sponsored by the U.S. Department of Housing and Urban Development. In doing this, she developed a deem understanding of mortgage lending and servicing.Mrs. Welsh-Levin is confident litigating against big mortgage banks and servicers on behalf of California property owners. Mrs. Welsh was instrumental in passing California’s short sale anti-deficiency statute. Working with Senator Denise Ducheny’s office, Ms. Welsh helped to introduce Senate Bill 931, to protect consumers from their lenders when they are unable to pay off the balance of their mortgage loan. The bill created California Code of Civil Procedure §580e, and made it mandatory for lenders to forgive the remaining balance of the mortgage debt when the borrower completes a short sale of their home. Mrs. Welsh-Levin has considerable knowledge regarding short sales, foreclosures, and loan modifications. Ms. Welsh-Levin holds the degree of Juris Doctor from California Western School of Law in San Diego, California. She graduated magna cum laude from the University of Pittsburgh, earning a Bachelor of Arts degree in Anthropology and Jazz Music. She worked as a professional jazz and pop musician and taught private saxophone lessons for many years.
Adam Stone
Adam Stone is a real estate attorney and broker who practices in the areas of commercial real estate acquisition, real estate development, joint ventures, partnerships, and litigation. His experience also extends to land use entitlements, entity formation, and contract drafting. Prior to joining So Cal Realty Law, Adam owned his real estate law firm, worked as a Broker Associate for a San Diego-based real estate brokerage, and managed site acquisition teams for large corporations. His roles as an attorney, developer, and real estate professional allows him to offer unique insights and solutions in both fields. Today, Adam spends most of his time outside of work with his wife, two kids and dog.
Adam’s commitment to community service is evident in his involvement with various organizations. In recent years, he has served as a board member for the Earl B. Gilliam Bar Association, the National Association of Real Estate Brokers – San Diego, and the Chefs de Cuisine Association of San Diego Education Foundation.
Adam grew up in Michigan, moving to San Diego in 2009 to obtain a Juris Doctorate from California Western School of Law. Before moving to San Diego, Adam obtained a Bachelor of Arts in Communications from Adrian College, with minors in Philosophy and Economics, where he played NCAA collegiate baseball for four years.
James (Jim) Delaney
James (Jim) is a real estate litigation attorney who currently assists with various matters and disputes relating to real property that include actions in partition, fraudulent real property transfers, nuisance, quiet title actions, trespass, and unlawful detainers. Prior to joining So Cal Realty Law, Jim held various roles that ranged from litigating, managing firm-wide compliance, human resources, and directing operations of a high-volume civil litigation law firm that represented several Fortune 500 clients for debt collection and subrogation. He used technology and an in-depth understanding of business processes to facilitate the firm’s growth year-over-year for half a decade. Jim has also spent time in the technology sector directing operations for a small professional services company. His prior experience brings the unique and valuable skillset of a business-oriented attorney to So Cal Realty Law.
Jim moved to San Diego from Ohio in 2010. He obtained his Juris Doctor from California Western School of Law while concurrently obtaining his Master of Business Administration from San Diego State University. Prior to moving to San Diego, Jim obtained a Bachelor of Arts in International Studies and Bachelor of Science in Entrepreneurship at Northern Kentucky University where he played NCAA collegiate soccer for four years.
Lisa Manriquez
Senior Paralegal
Lisa Manriquez is the senior paralegal at So Cal Realty Law and has been with the firm for over 10 years. Lisa’s primary duties at So Cal Realty Law include preparing civil pleadings and forms, trial preparation and much more! Lisa obtained her paralegal certificate at USD in 2005. Prior to working at So Cal Realty Law, Lisa has worked as a paralegal for family law and also worked at San Diego Association of Realtors.
Besides real estate law, Lisa has experience in family law, personal injury, construction defect and trusts.
Fabian Garcia-Brown
Litigation Paralegal
Fabian Garcia- Brown is the litigation paralegal at So Cal Realty Law where he prepares client communications, schedules court hearings, draft motion forms and a number of other things. Fabian obtained his paralegal certificate from USD after moving to San Diego from Tijuana, Mexico where he practiced as an attorney. Prior to joining our firm, Fabian was the relations coordinator at an employment law firm in San Diego.
